In my many years of being exposed in the local real estate arena, I have discovered so many mistakes property buyers make when they purchase a property either as their first home or as an investment for future use.
Here are some of the most common mistakes people make:
1. Buying With Their Eyes, Instead of With Their Minds.
If you don’t know it yet, buying real estate is actually very different from buying your grocery or shopping for your fashion accessory.
There are a lot of legalities and financial aspects involved. And you better do it right the first time.
2. Losing Control of the Deal.
There are many variations to this mistake, but essentially it means you let someone else take control of the transaction and you forget that you are the buyer. Home buyers based overseas like the OFW’s and Filipino Immigrants are the constant victims of this scheme. This is very dangerous, I should say. I’ve heard a lot of horror stories along this theme.
Here, I’ll teach you how you can take control of the process.
You should be in the driver’s seat and be in-charge of the deal. Not your representative. Not your friend. Not your sister’s friend. And definitely NOT your so called real estate broker or agent.
3. Getting the wrong kind of financing.
Unless you are buying in one spot cash payment, you should look into this very carefully. Just because you can afford to pay the monthly amortization doesn’t mean it’s the best for you or that you should blindly take that option.
Actually, there’s a lot of money to be saved if you know how to do this part. I’ll show you some techniques on how to go about it once you engage my services.
Call them traps or landmines… you should try to recognize and avoid such things whenever you buy a piece of real property in Davao or wherever in the Philippines.
